In the case of sale and purchase contracts, we assess the legal status of the property (whether there are any encumbrances or charges on the title deeds) before signing, including potential risks, and we assess our Clients' needs in order to ensure that the deed is always prepared in a personalised manner through ongoing contact and consultation, thus ensuring that our Clients can sign their contracts with full knowledge of the legal and tax (VAT, duty) background and in complete confidence.
The contact also includes the authorities (land registry procedure), financing banks (loan facilities), other interested parties (real estate agent). In the framework of the consultation, the Law Firm provides advice on other additional, but necessary, issues in addition to the payment terms. At this point, particular attention is paid to issues such as whether the buyer should provide earnest money or a down payment, the bank credit conditions, the additional requirements to be met by our Clients in the case of the family home creation grant (CSOK), and the procedure to be followed in the case of a possible holder of usufructuary rights or pre-purchase right holder in order to ensure the success of the transaction.

When buying a new-build property, the buyer always acquires ownership from an economically stronger seller – an investor – who has his own model contract and legal representative. In many cases, these contracts may contain unilateral clauses that are unfavourable to the buyer, and which can be very difficult to avoid without the help of a professional lawyer. In the vast majority of cases, these clauses ensure that the seller can delay the real estate investment without any limitation, for which he does not have to pay any financial compensation (penalty). For this reason, and because of the complexity of the structure of new real estate, it is advisable to consult the competent lawyers of the Law Firm before signing the contract, who will provide legal representation at the time of signing, in addition to providing advice, thus guaranteeing the legal, financial and economic interests of the buyer.
